CasaRom has been active in Cluj-Napoca since 1999. To date, CasaRom has completed the construction of a single family home on 95, Republicii St (in the autumn of 2000) and of the Primaverii residential Park (late 2003), and the Calea Turzii Townhouses are nearing completion. A large project in the Borhanci area is due to start soon, featuring a 1,000-home district on a 50-ha plot. All these projects were developed on land parcels concessioned to CasaRom by the Cluj-Napoca Municipality, the concession being passed on to the client upon completion of the building. CasaRom Cluj-Napoca is now extending its project range by building houses on land parcels owned by individual clients.

Located on a 5,580 sqm-parcel, the Primaverii Residential Park comprises four 4-storey apartment buildings of 9 apartments each, ranging in size from 41 to 101 sqm. The development is set in a controlled, landscaped garden for the use of its residents and is also provided with individual on-site parking lots and garages.
All apartments have modern standard design, clients being given the choice of customizing the apartments' interior layout if contracting the apartment at an early construction stage. Kitchens are fully furnished and fitted with all electrical appliances. The project offers a high level of standard finishes, most of which are available in several matching colour ranges, but clients may order optional extras, to be procured by CasaRom.
All apartments were handed over until the end of 2003, and the exterior works were completed in 2004.

Single Family Home (105 Republicii St.)

  This single family home on 105 Republicii St. is the first project completed by CasaRom, and has served as a model home and the first company office from 1999 to 2000.
Using an imported high performance structural insulated panel system, the house provides for a comfortable living standard, within a modern design, and features a fully furnished kitchen fitted with all electrical appliances. An attractive private landscaped garden is located at the back of the house.
The house was sold at the end of 2002, and the concession for the land was transferred automatically at the end of the transaction.

Townhouses (87 Calea Turzii St.)
Calea Turzii side elevation
  These 2 single-family semi-detached homes of 186 sqm usable area each are located on a 570-sqm plot, having separate access, garages and landscaped gardens.
The homes are constructed of the same high performance imported panel system at the Republicii street model home, once again kitchens are fully fitted and high quality finishes are adapted to the building technology.

Two Storey Detached House
  In 1999, the Municipality of Cluj granted to Casarom a land concession of 50 ha in the Borhanci region of Cluj. The sloping site offers scenic views over the surrounding countryside and will provide a peaceful, clean living environment within a few minutes' drive from the city centre along the extension of the C. Brancusi Street which is currently being upgraded to offer easy access to this exciting development.
A PUZ for this site, providing for 1,000 single-family homes was provided by CasaRom and approved by the local Council of Cluj. The provision of infrastructure to the site is presently being arranged with the appropriate municipal and national authorities.
The first phase of this project for which a PUD was prepared by CasaRom and approved by the Local Council is for 98 units. The development is intended as a fully functioning neighbourhood, with shopping mall, kindergarten, and other services. Construction is intended to commence in 2007. The houses planned for this development are anticipated to range between 95 to 140 sqm and will be provided with high quality finishes, private garages and gardens.

Homes for Private Clients

  CasaRom is now diversifying the range of services offered to its clients by offering a service for clients having their own land and wanting to build their own homes. To these clients, CasaRom provides a complete design/build package, where clients are able to choose one of the existing CasaRom home models, customize it or have an entirely new model deigned for them. CasaRom will prepare the complete technical documentation, get all required authorisations and permits in the client's name, procure materials meeting a quality and finishing standard as set by the client and supervise the entire construction to ensure a trouble-free home delivered on time, on budget and provided with all performance guarantees. For clients who are not cash buyers, CasaRom also offers assistance in finding financing opportunities through mortgage credits obtained from local banks.
