The Subcetate Project
CasaRom owns a 36-ha property of saleable plots within an overall land parcel of 63 ha, which was purchased by Casarom in 2001 through public auction from the Municipality of Arad. Located in the Subcetate neighbourhood of Arad, in close proximity to the town centre and to the popular Strand recreational area, the property enjoys a privileged position, thus offering the residents of the future community both the advantages of closeness to the town centre and the tranquillity of a neighbourhood rich in green areas.

First Phase

 

When complete, the Subcetate Residential Park will provide 870 units, to be developed in four phases from 2003 to 2010. The project will also include a school and commercial areas in a tastefully planned environment, ensuring the right balance between built and green areas. The entire project is split into 4 phases.

First Phase
The current Phase 1 is composed of 294 units, comprising 240 apartments and 54 houses located on either side of an extensive landscaped public park. The units have the following mix and built areas:

    18 detached 3-bedroom two storey homes of 198 m2 each
    6 semi-detached 3-bedroom two storey homes of 181 m2 each
    6 semi-detached 2-bedroom two storey homes of 149 m2 each
    24 attached 2-bedroom two storey townhouses of 165 m2 each
    120 2-room apartments of 78 m2 each and 120 3-room apartments of 104 m2 each, located in ten three storey walk-up apartment blocks.
     
 Home Models
CasaRom offers clients a wide range of home models, different in terms of size and design. At this moment, the CasaRom catalogue offers 4 house models, other to be designed very soon. Clients will then have a wide rage of house models from which to choose their home.
The area of houses will vary between 95 and 150 sqm (usable), and the one of apartments between 62 and 86 sqm.
Models will feature a mix of stand-alone, semi-detached or row houses, creating a unique distinctive style to the entire neighbourhood. Best quality materials, with low maintenance costs, will be used, clients being offered a comfort standard anyone may wish for. Clients can personalize their home by choosing different interior finishes. CasaRom offers a wide rage of materials for all the interior finishes from which the clients can choose their favorite combination. The overall maintenance costs for the homes will also be lowered due to the rational organisation of house functions.

  This is a stand-alone, 2-storey model, with 3 bedrooms, living area, fully-fitted kitchen, terrace, glazed extension, garage, and landscaped garden.

It is a compact house, surrounded by a garden on all sides. Due to the orientation of its windows and the position of the covered terrace, the garden becomes a natural extension to the interior living area.
The living area benefits from a bay window, which also makes the façade more articulated.
The volumes in the sleeping area at the first floor ( comprising 3 bedrooms and 2 bathrooms) are highlighted by gables. French windows give the house a romantic air.
Circulation inside the house is optimised, due to the direct connection between the kitchen and the garage.

  This is a 2-storey row house, with 2 bedrooms, living area, fully-fitted kitchen, terrace, garage, and landscaped garden.
Being a row house, it is very economical due to the lower size of the plot and the double side coupling.
A special element of the indoor space is the vertical development of the day area, the 1st floor lobby being sloped and thus allowing visual communication with the living area. The terrace outlooking the garden enjoys privacy due to the visual isolation from the other houses.

Apartments are arranged in two rows of three-storey condominium blocks with five blocks on each side of a landscaped public boulevard and park with limited external traffic to allow direct pedestrian access to the park. Each block is provided with two impressive entrance courts, the distinctive design of which provides an open staircase with wind and rain protection, giving the opportunity of using the generous landings as communal terraces.
