Ground Floor
The house is entered via a covered porch way into a wind lobby, which also gives access to the integral garage, from which access to the rear of the house can be obtained.

The main ground floor area of the house is an open plan layout with a kitchen area to the front of the house and combined living/dining to the rear with access to rear covered terrace. The kitchen is fitted with laminated storage units, breakfast/serving bar and appliances as listed separately. A stair to the first floor is accessed from the wind lobby.

First Floor
The first floor lobby has direct access to each of the two bedrooms both fitted with built-in clothes storage and to the bathroom, which is fully tiled and fitted with a bath and overhead shower, and wall mounted WC and wash hand basin.

Basement
The basement area consists of a stair lobby leading to a civil protection shelter. Both areas can be used for a variety of functions.

Garden/External Areas
Front boundary will be provided with a low-level masonry wall and metal railings, with separate personal and car access gates. A central pillar will be fitted with electric light, electric access buzzer and built in letterbox. All other boundaries will be provided with metal fencing.
